The 7.5 hectares site stretches along Sa He Road, one of the busiest commuting road downtown Shenzhen.
Part of an effort to revitalize Nan Shan district, Cha Guang Industrial Zone is a government-initiated business-development project in one of the last undeveloped district of Shenzhen city.
The master plan features 330.000 square meters of office space, 30.000 square meters of residential units, 15.000 square meters of restaurants and retail, 15.000 square meters of public facilities as exhibition hall, meeting rooms, business centers, auditorium and 1.3 hectares of open space.
Philippe Rondeau Architects proposes a buildings compound with clear landmark qualities, arranged around an “enclosed” central landscaped court. The buildings rise from a minimum of sixteen storeys to twenty-seven storeys on Sa He road facades with glass facades reaching one hundred and thirty meters high.
Site Development Plan
The design demonstrated the interest in the creation of liveable quarter and social space. It contains a large open central space with water and planting which forms the core of the larger L-shaped building layout. Open space and facilities are open to all neighbored companies and residents, creating a new urban environment. Residential compounds will further complete the district development, creating a vibrant downtown mixed-use area in the near future.
The aim is to provide highly flexible buildings with an exceptional internal and external environment. parking is to be provided in two basement levels, with direct access to office above.
The ancillary social and conference facilities, including restaurants, cafes and convenience stores are housed in the lower floors of each block, overlooking the generously water park, an amenity for both the industrial zone staff and the public. All of the facilities rooms provide easy access to several outdoor terraces.
The central court and the landscape around the buildings are designed as one entity, emphasizing pedestrian link through the site.
