Rockefeller Partners created this modern beach 4,500 Square feet house on the Strand in Manhattan Beach.

This particular client has never lived more than a few blocks away from the beach. His love of Balinese architecture challenged Rockefeller Partners to create a modern, Californian interpretation.


The three-story home places the public spaces on the highest floor, affording them the best views.

Private spaces are placed on the middle floor, and the Ground floor houses the beach room and family room that is accessible to the walkway street, just steps away from the beach.

Architecture Billings Index is Positive for First Time in over Two Years

Inquiries for new projects reached highest mark since 2007
The AIA had good news for us today. For the first time since January 2008, the Architecture Billings Index (ABI) indicated a growth in design activity in September, increasing for the fourth straight month. As a leading economic indicator of construction activity, the ABI reflects the approximate nine to twelve month lag time between architecture billings and construction spending. The American Institute of Architects (AIA) reported the September ABI score was 50.4, up from a reading of 48.2 the previous month. This score reflects an increase in demand for design services (any score above 50 indicates an increase in billings). The new projects inquiry index was also up sharply, moving from 54.6 to 62.3 – the highest mark since July 2007.

Hidden away from the road, the site is surrounded by a verdant screen of mature trees from adjacent properties with breezes blowing transversely across the whole area. The owner had wanted a contemporary home that prioritized environmental coolness as a consistent attribute and to be able to enjoy the luscious tropical surroundings.

The concept developed for the home inverted planning and hierarchical norms common in local residential planning. To fully appreciate the mature and variegated natural environment and stretch the potential for visual depth and distance, the main living room and study were located in a pavilion on the second storey. It was designed with minimal enclosing and supporting structure so as to maximize the elevated vistas. To unconsciously guide visitors to the living pavilion above, a minimal spiral staircase touches down within the entrance foyer.

Set within a suburban setting, the project addresses the issue of distance between residential dwellings and commercial spaces. While the complex is mostly composed of residential units, small commercial functions – live/work lofts and ground floor retail spaces – are injected into the project, contributing a shared energy to the public spaces.
